1. Who we are
Peacoqs is a property listing, tour, and rental application platform operated by Meruz Technologies in Nigeria. Throughout these Terms, "Peacoqs", "we", "us" and "our" refer to Meruz Technologies. "You" refers to the person using the service.
2. Eligibility
You must be at least 18 years old to create an account. By registering, you confirm that the information you provide is accurate and that you are legally able to enter into binding agreements.
3. Your account
You are responsible for keeping your login credentials secure and for all activity that happens through your account. Notify us immediately at security@peacoqs.com if you believe your account has been accessed without your permission. We may suspend or terminate accounts that violate these Terms or that we reasonably believe are being used unlawfully.
4. Roles
Peacoqs supports tenants/buyers, landlords, agents, maintenance workers, and administrators. A single account can hold multiple roles. Each role has specific permissions enforced by the platform; misusing a role (for example, listing property you have no right to let) is a breach of these Terms.
5. Listings
If you list a property you represent and warrant that:
- You own the property or have written authorisation from the owner to list it.
- All information (price, availability, photos, location, amenities) is accurate and up to date.
- You will honour the rates and conditions you publish, subject to the cancellation rules in our Refund & Cancellation Policy.
- You will not list properties that are unsafe, illegal to let, or that you do not actually have available.
6. Tours and bookings
Requesting a tour or submitting a rental application creates a record between you and the listing owner. We facilitate the conversation but we are not a party to the underlying tenancy agreement. You and the other party are responsible for the contract you sign offline. Tour rescheduling is limited to two reschedules and cannot occur within the cutoff window shown in the app (default 6 hours).
7. Payments and fees
Rent, caution fees, and agent fees displayed on a listing are set by the listing owner. Payments are processed by third-party providers (Paystack, Flutterwave) or recorded for offline settlement (bank transfer, cash). Peacoqs may charge a service fee, premium-listing fee, agent commission, or maintenance subscription fee — these are disclosed at the point of purchase. Attempting to bypass the platform to avoid fees, after a connection has been made through Peacoqs, is a breach of these Terms.
8. Refunds and cancellations
Refund eligibility and cancellation rules are set out in our Refund & Cancellation Policy, which forms part of these Terms.
9. Reviews
Reviews must reflect a genuine first-hand experience following a confirmed booking. You may not post reviews that are paid-for, retaliatory, defamatory, or that contain personal information about other users. We may remove reviews that breach our Community Guidelines or applicable law.
10. Verification
We may ask you to verify your identity by uploading a government-issued ID, utility bill, or similar document. Submitting forged or third-party documents is a serious breach and may be reported to law enforcement.
11. Prohibited activity
You agree not to:
- Use the platform for unlawful, fraudulent, or discriminatory purposes.
- Scrape, copy, or republish listings, photos, or other content without permission.
- Interfere with the security of the service or attempt to access another user's account.
- Use Peacoqs to send spam, harassment, or unsolicited commercial messages.
- Upload malware, illegal content, or content that infringes someone else's rights.
12. Content licence
When you upload content (photos, videos, descriptions, reviews) you keep ownership but grant Peacoqs a worldwide, non-exclusive, royalty-free licence to host, display, and distribute that content as part of the service. You can remove your content at any time, except where we are required to retain it for legal or fraud-prevention purposes.
13. Service availability
We work hard to keep Peacoqs running but we do not promise the service will be uninterrupted, error-free, or available in every location. We may add, remove, or change features at any time. For material changes that affect paid services, we will give you reasonable notice.
14. Liability
To the maximum extent permitted by Nigerian law, Peacoqs is not liable for the conduct of other users, the condition of any property, the outcome of any tour or tenancy, or losses arising from your reliance on listings or messages on the platform. Our total liability for any claim relating to the service is limited to the fees you have paid us in the twelve months before the claim arose.
15. Termination
You can close your account at any time from the profile screen. We can suspend or terminate accounts for breach of these Terms, fraud, abuse, or where required by law. On termination, sections of these Terms that by their nature should survive (payments owed, content licences, liability, dispute resolution) will continue to apply.
16. Governing law
These Terms are governed by the laws of the Federal Republic of Nigeria. Any dispute that cannot be resolved between us will be referred to the courts of Lagos State, except where consumer-protection law gives you the right to bring a claim elsewhere.
17. Changes
We may update these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent version. Material changes will be notified in-app or by email at least 14 days before they take effect.
