Because the city was planned, the housing stock is more consistent than Lagos or Port Harcourt: purpose-built blocks of flats, terraces and detached duplexes in laid-out estates rather than infill. What varies most is the estate — power arrangements, water supply, security and service charge differ sharply between two schemes on the same street.

At the top of the market Abuja competes directly with Lagos Island rents. Through the middle of the market Abuja often delivers more space and newer construction for the money, partly because the city was planned and built out later.
