RentPort Harcourt runs along Aba Road north to south and the East–West Road across the north, and where you live is functionally a statement about which of those you will sit in each morning. Old GRA and New GRA are the quiet, well-serviced premium addresses; D-Line and Diobu are central and dense; Trans Amadi is the industrial and oil-servicing corridor with residential estates tucked behind it.
Most of the city's residential growth over the last decade has gone north and east — Woji, Eliozu, Rumuokwurusi, Elelenwo, Rukpokwu — and that is where newer flats and the best value per square metre now sit. Choba, Aluu and Mgbuoba at the western end are shaped by the University of Port Harcourt and priced for students.
Two local factors matter more here than in most Nigerian cities: power, because the oil-servicing sector sets the expectation and arrangements differ compound by compound, and flooding, because drainage is uneven and the rainy season is long. Inspect in the rain if the calendar allows it.
Old GRA and New GRA are the quietest and best-serviced central addresses. Woji, Eliozu and Rumuokwurusi offer newer flats and more space for the money. Trans Amadi suits people working in the industrial corridor, and Choba and Mgbuoba serve the university.
Low-lying and poorly drained areas across the city are prone to flooding during the rainy season, roughly April to October, and the problem is worst where drainage has been built over. Inspect during or shortly after heavy rain, check whether the compound sits above the road, and ask neighbours rather than the agent.
Generally yes for comparable space, and noticeably so outside the GRAs. The gap narrows at the top of the market, where GRA rents and serviced units aimed at the oil-servicing sector are priced against corporate rather than local budgets.
