RentNigerian rent is quoted annually and paid in advance, and the advertised figure is rarely the money you need on day one. Agency, legal and caution fees commonly add 30% to 40% on top of the first year, and in an estate or a serviced block the service charge is a further annual line that does not go away.
Search on what you actually need rather than on the word a listing happens to use. A self contain is one room with private facilities; a mini flat separates the bedroom from the sitting room; a one bedroom flat is larger again. Filtering on bedroom count and property type cuts through the vocabulary faster than reading the descriptions.
Before you transfer anything, confirm who owns the property and that the account you are paying into carries their name or their agency's. That single check defeats the most common form of Nigerian rental fraud.
Expect roughly 30% to 40% of the first year's rent in one-off fees — typically 10% agency, 10% legal or agreement fee, and 10% caution fee, which is refundable at the end of the tenancy less any damage. Estates and serviced blocks add a service charge that recurs annually and is billed separately from rent.
Annual rent in advance is the norm, though monthly and quarterly plans exist through some landlords and through rent-financing companies. Under the Lagos State Tenancy Law 2011 a landlord may not demand more than one year in advance from a yearly tenant or six months from a monthly tenant, with Apapa, Ikeja GRA, Ikoyi and Victoria Island excluded from that law.
A rental is a tenancy, quoted per year and paid in advance, where you furnish the place and pay the utilities. A shortlet is let by the night or the week, comes furnished, and includes utilities in the nightly rate. Compare shortlets per night against each other, never against an annual rent.
