1. Be honest
List only properties you have a right to let. Use accurate photos that show the actual unit (not a sister unit, a magazine shoot, or a render). State availability honestly. Disclose material defects (no running water, ongoing construction next door, etc.).
2. Be respectful
Threats, hate speech, sexual harassment, or attacks based on tribe, religion, gender, disability, or sexual orientation are not allowed. Disagreements happen — keep them civil.
3. No discrimination
You may not refuse to rent, tour, or book a property based on tribe, religion, gender, disability, marital or family status, except where Nigerian law expressly permits it (e.g. single-sex student housing).
4. Honest reviews only
Reviews must come from a real, completed booking. Don't post reviews you were paid for. Don't review yourself, your own listings, your competitors, or properties you have not actually visited or rented.
5. Keep messages on-platform
Keep tour negotiation, application questions, and payment on Peacoqs. Off-platform deals expose you to fraud and are not protected by our cancellation, refund, or dispute processes.
6. No personal data in public content
Don't post other people's phone numbers, addresses, NIN/BVN, or photos in listings, reviews, or comments without their consent.
7. No fraud, no scams
Do not request advance fees outside the platform, ask viewers to send airtime, or pose as a verified agent if you are not. Suspected fraud is reported to the EFCC and to your gateway.
8. Reporting
Report bad listings, bad behaviour, or anything that looks like a scam to safety@peacoqs.com or via the Report button on a property page. We aim to triage urgent reports within 24 hours.
9. Enforcement
Depending on the severity, we may remove content, hide a listing, restrict messaging, suspend an account, or terminate access permanently. Repeated violations escalate the response. We will tell you why we took action and give you a way to appeal where appropriate.
