Bodija, Jericho, Oluyole and the Ring Road area carry the established residential market; Akobo, Alakia and the Ibadan–Lagos expressway corridor absorb most of the newer building.
The University of Ibadan and the cluster of institutions around it sustain a steady student and academic rental market at the Agbowo, Sango and Samonda end of the city, where self contains and single rooms dominate and supply tightens sharply at the start of each session.
The Lagos–Ibadan expressway and the standard-gauge rail link have made the city a genuine option for people whose work is in Lagos but whose money goes further here. If that is the calculation you are making, weigh the real door-to-door time, not the headline journey.
