Buying in Nigeria turns on the documents. A Certificate of Occupancy, a registered deed of assignment and, where it applies, evidence of governor's consent are what separate a property you own from a property you paid for. Engage a Nigerian property lawyer to conduct a search at the state land registry before any money moves — this is the one cost in the whole transaction that is never worth saving.
Budget beyond the asking price. Legal fees, agency commission, survey, and the consent and registration charges levied by the state all sit on top, and they are substantial enough to change what you can afford.
Compare like with like. A 'duplex' in Nigeria is a single home on two floors, not two dwellings; terrace, semi-detached and fully detached describe very different plots at very different prices. Filter on property type and bedroom count and the market becomes far easier to read.
At minimum the Certificate of Occupancy or the registered deed of assignment, evidence of governor's consent where the property has changed hands, a current survey plan, and confirmation from a search at the state land registry that the title is what the seller says it is. Instruct your own lawyer to run that search rather than relying on the seller's.
